Our new Purpose Built Student Accomodation sits just off the bustling Leyton High Road, within the vibrant Bakers Arms District Centre, offering excellent proximity to amenities, sustainable transport links, and the newly established University of Portsmouth London campus.
J-Group and Woolbro Group acquired the interest in this site, previously approved for a residential-led development, and reassessed its highest potential use in light of emerging demand for student accommodation.
Planning permission was approved in 2025 for a 261-unit Purpose-Built Student Accommodation (PBSA) scheme, replacing the earlier consented 83-residence development. The new proposal maintains a similar built envelope but is refocused to align with the borough’s evolving educational and housing needs, with 35% of student units designated as affordable, meeting both local and GLA policy targets.
The modern, sensitively designed development comprises predominantly en-suite units, ensuring affordability and comfort. It incorporates landscaped open space throughout, alongside social and study areas tailored to students’ wellbeing. The scheme also commits to high environmental and health standards, targeting BREEAM Very Good and WELL Gold certifications.
In collaboration with the community, the project underwent a three-week public consultation in May 2024, receiving positive feedback on its contribution to Waltham Forest’s regeneration and housing provision.
