The site currently lies within a highly sustainable area commercial area designated for growth and mixed-use redevelopment. Following in-depth research into the site opportunity has led to the submission of a planning application for 212 co-living units above 2,500 sq ft of commercial space. The building will be up-to 9 storeys with a high-quality appearance.

Co-living is a modern housing concept where residents share living spaces. It offers individuals fully furnished studios and shared kitchen, dining, leisure, and work areas.

Co-living is attractive to those priced out of conventional homes in London and other urban centres. It allows people to live in otherwise unaffordable areas in quality serviced developments, reduces loneliness, and provides a safe environment with staff on-site.

There is significant demand for co-living in the UK, particularly in London, Haringey, and Wood Green.

New co-living homes reduce pressure on the private rental market, freeing larger properties for families.

A pre-application advice request has been processed, with the Council expressing support for the principle and design of the development. The planning application is expected to be determined in Q4 2024.
